Yet another sign that the Sarasota Market is improving is the fact that we now have less than 500 condominiums for sale on Siesta Key. At the end of 2006 we had over 600 for sale. During 2007 198 condominiums on Siesta Key were sold an an average of $880,163. The average list price of those sold was $942,883 meaning that on average condominiums on Siesta Key have sold at 93% of list price. During the frenzied real estate market of the 2004 and 2005 properties were selling at 97%.
Currently the average price of available condominiums on Siesta Key is $802,456. The highest priced condominium is a 3,824 townhouse on Avenida Messina which is priced at $3,295,000. The lowest priced condominium, priced at $207,000 is a one-bedroom unit located at Casa Siesta.
Most encouraging to market watchers is the fact that there are 39 pending condominium sales on Siesta key. The average priced of sold properties is $964,249.
