Peppertree is a very nice residential condominium community with units on both the beach side and the bay side of Midnight Pass Road. Building design includes beach and bay front town house style units as well as residential towers. The towers have secured entrances and under building parking and some of the town home style units have their own garages. Amenities include tennis, pools and private beach. Sarasota Income Property Investments

Currently there are 2026 condos on the market in Sarasota county. The average days on the market is 221 days. There are 3979 homes on the market in Sarasota county. The average days on the market is 161 days. Currently there are a total of only 377 bank owned properties on the market today which indicates that buyers are snapping up the foreclosures very quickly. There are 1168 properties on the market that are listed as “Short Sales”. Both, the Short Sales and Bank Owned property totals are contained in the 2026 condos and 3979 homes currently available in Sarasota.
The list price to sale price ratio for properties in Sarasota is about 91%. That is to say that a buyer would expect to pay about 91% of a property’s asking price.

Today, while working with clients I view some very nice three bedroom condos on or near the beach. One of the best properties I found was a beautiful beachfront three bedroom condominium at Fisherman’s Haven. The condo which had a price reduction this morning is now priced at $549,000. I have been told that the owner is motivated. Amenities include a pool, boat docks and a beautiful beach. This condo is an excellent rental. It has been updated dramatically with high quality finishes including crown moldings, halogen track lighting, granite counter tops wood cabinets, stainless appliances and much more. Two of the bedrooms have views of the bay while the master has some views of the Gulf of Mexico. There is an on-site rental office that will administer bi-weekly vacation rentals for a fee of 15%. Condominium Sales in Sarasota Increase

Condominium sales soared during May in the Sarasota-Bradenton market, rising 71 percent when compared with the same month a year ago and staying at par with levels the previous month. There were 384 units that changed hands last month in the Sarasota-Bradenton market. That compared with 225 a year ago and 406 in April. The median sales price rose 3 percent to $152,800 from $148,500 a year ago. But the May median was down slightly from $154,100 in April.

Beachfront owners lose Supreme Court case over property rights

The U.S. Supreme Court dealt a financial blow to Florida’s waterfront homeowners today ruling they are not entitled to compensation when sand restoration projects leave private beachfront property open to the public. The case, decided in an 8-0 vote, was brought by six homeowners in Florida’s Panhandle who said they deserved “just compensation” when sand pumped in to slow erosion blocked their exclusive access to the water. Locally, Fisherman’s Cove condominiums on Siesta Key is the best example of properties that benefitted from beach restoration but in turn lost some privacy.
Lake Vista condos, Lakewood Ranch

Lake Vista is one of the best values in Lakewood Ranch, Sarasota and Manatee Counties. These wonderful luxury condominiums were completed after the market’s downturn in 2006 at which time all but 25 units were sold. Those remaining unsold units having gone to auction and being purchased by a single investor has caused the community to become ineligible for Fanie Mae funding. The result has been dramatically declining values as “cash” buyers have been purchasing the short sales and foreclosure from the original buyers.
The association is in good financial standing and luxury three bedroom condominiums with granite counter tops, tile floors, stainless appliances, crown moldings, high ceilings, quality wood cabinets and more are being purchased for about $100 per square foot. these are fantastic deals.
