Condo Sales Fine in 2009

Sarasota’s contrarian nature was on display in the 2009 condominium market. The year end totals for 2009 condo sales posted strong gains over 2008 bucking nation wide trends. December totals indicated an increase of 144 percent compared to the same period in 2008 with 310 sales vs 127 in December 2008. While sales numbers have been showing steady increases in volume accompanied by declines in prices December sales prices posted a 5.3% increase from November.
As a condominium specialists representing investors and buyers of second homes, I pay close attention to the market looking to deals. What I am seeing to the market today is that we cant make the same kind of deals that were common found a year ago. Are there deals to be found in today’s market? Absolutely, but a deal that is priced 20% bellow market will cost more than one that was 20% bellow market a year ago.

The economy in the United Kingdom is showing modest signs of growth. The fourth quarter of 2009 posted a .1% rate of growth compared to a 3.2 percent decline in 2008. This is a small rate of growth but it is a still growth and far better than the continued decline. This is good news for us here in Florida. If this trend is continued in 2010 we should see an increase in British real estate buyers in are market. Interest in Florida real estate runs high among U.K. residents. Of all the nations, I receive for web-site visits from the U.K. than any other country with the exception of Canada.

Banks Easing Loan Requirements for Condos

Much of the reason for the current over correction in condominium prices has been the lack of available lending due to tightening of lending guidelines for condominiums. I was recently quoted in an article titled Condo groups in financial pain which appeared in the Sarasota Herald. It now looks like Fannie Mae may have figured out that if thier over reaction the the market’s decline is part of the reason for the high rate of foreclosures among condos. The logic is simple; if no mortgages are available to a particular condominium than current owners needing to sell but who cannot afford to sell to cash-only speculators will be forced into foreclosure by the same rigid lending requirements which are intended to stem foreclosures.
Fannie Mae will now allow condominiums which have been denied “approved status” to make application for approval. Fannie Mae will review the condominiums financial stability, occupancy rates, physical condition and association dues to determine if approved status is warranted. If deemed sound, condominiums will be granted approved status for up to 18 months. This is a much needed change which will have a positive effect the values of condominiums previously denied lending and a boon to those savvy cash investors that have purchased into previously denied projects.

The Center for Disease Control recently spent untold amounts of money to conduct a four year study involving 1.3 million people, resulting in in the shocking conclusion that people who live in “sunny states” are the happiest. Wow! I could have shared that secret with them offer coffee and would have even paid for my own coffee.
On days such as today when the temperature in Chicago is 9 degrees the benefits of “sunshine” should be patently obvious but wait a minute could it be that culmination of a lifetime’s work punctuated with retirement in Florida could be the reason for such joy. Maybe all this happiness comes with the realization of the long-held goals. Maybe climate does not have so much to do with it after all. But then again this morning it really was 9 degrees in Chicago and here in Sarasota, the man standing in line in front of me at Starbucks was wearing flip-flops and had happily arrived in a convertible.
According to the study, the places where people were found to be the happiest was Louisiana. Really, after Katrina? Could it be possible that they are just happy to be alive. Hawaii came in at number two. Now let’s face it. Everyone who moves there once having arrived knows that the way back home is it just too far for one to admit that it was a mistake to move there in the first place.) Florida ranked number three on the list for all the right reasons. I dare say that of all Floridians, Sarasota residents are the happiest.

Today marks the start of the winter training season for Hermann’s Royal Lipizzan Stallions at the Hermann family ranch in Myakka City. It’s a remarkably intimate way to meet these magnificent show horses, whose history dates back to 16th-century Austria. If you have never seen the Lipizzan Stallion, you will want to check this out. Our Websites Have Greater Relevance

The Swanepoel Trends Report recently conducted a study of marketing trends. They found that the Sun-Times Group, owners of the Chicago Sun Times and other trouble newspapers recently filed for bankruptcy. The group has had 12 failed newspapers in the last year. Gatehouse Media, a newspaper conglomerated had 8 failed newspapers and presided over $3,000,000 in losses and declining revenue of 15%. The Ganett Company was hit with a 34% decline in revenues and saw 7 of it’s papers fail. additionally, The Tribune Company, owners of the Baltimore Sun and the Los Angles Times filed for bankruptcy in 2008. The newspapers are suffering unsustainable losses mainly because the print model has been made largely irrelevant due to the internet and other means of electronic delivery. This Christmas we are seeing an enormous demand for electronic media readers such as Amazon’s “Kindle” and Barnes & Noble’s “Nook”. People may be reading more than ever, they’re just not reading newspapers. The National Association of Realtors conducted it’s own studies indicating that 90% of home buyers begin their home shopping on the internet. In recognition of this trend we continue to focus our marketing efforts on our websites, blogs and social media.
