Siesta Beach has once again been recognized as the best beach in the world. The Director of Florida International University’s Laboratory for Coastal Research, Dr. Stephen P. Leatherman has published his annual list of the worlds best beaches and Siesta Beach is his number one choice. Siesta Key was credited for it’s fine white sands, blue waters and wide range of public amenities.

Finally! After years of plummeting home prices, the market is showing signs of a turnaround. You have to see this video. The market has turned! The most attractive asset class in America is housing. With so few new housing starts in the past few years, the article predicts shortages and rising prices.
Locally, our market is in recovery. In March homes sales were at 2005 levels. Inventory dropped to 5,501 properties on the market, with six months of single-family housing inventory and nine months of condo inventory, down from more than two and three years of inventory in early 2009.

I held an open house today in Stoneybrook Golf & Country Club which is located on Palmer Ranch and just about ten to fifteen minutes from Siesta Beach. The open house was at 9498 Forest Hills Circle, in a beautiful three bedroom golf course villa. The home has views of the lake and tee box. I enjoyed the company of a family of Sandhill Cranes on the golf course just outside the homes generous patio. The villa was built in 1999 and has many upgrades and updates including new appliances. It is 1,811 square feet under air and priced at $349,900.
Currently there are 55 homes and condominiums available in Stoneybrook Golf & Country Club ranging in price from $162,615 to $499,000. The dues for the golf and tennis as well as all other country club amenities is $3270 per year.

Las Palmas Condominiums

The slowing market has caught many investors by surprise. Among those most effected by the slowing market were those investors who purchased investment condominiums in new developments and apartment conversions. These modestly priced or entry level condominiums have seen large price declines. These same properties may be some of the best values for entry level end users in the Sarasota market. Many of these condominium properties are gated and have excellent amenities and on-site services. Because these properties that were built just before the market slowed, good short sale or foreclosure opportunities can be readily found. With interest rates still very low, now very well be the best time to buy. A one percent increase in interest rates will counter any additional decline that may be left in the market. Increased sales activity would seem to indicate that for the well priced properties, the Sarasota maket has bottomed out.
One such condominium property that has much going for it is Las Palmas. Las Palmas is one of Sarasota’s newest and best values in condominiums. Las Palmas is located near University Parkway, Lakewood Ranch and the new Super Target shopping center. This location will soon become more desirable has the new regional mall is completed on University Parkway. Las Palmas has a resort like atmosphere and numerous amenities. Amenities include BBQ picnic, billiards room, club house, fitness center, lake views, multiple pools, private garages, putting green, sauna, spa / hot tub, and tennis.

Riviera Dunes is a luxury gated community on the shores of the Manatee River in Palmetto. The community features a protected, deep water marina suitable for large boats. Royale St. Andrews Downtown Sarasota Bayfront

The other day, I stopped into an open house at the Royal St. Andrews Building on Gulfstream Avenue in downtown Sarasota. The views for the two bedroom condo, as you can see are extraordinary. There are 58 units in this well designed building. Each of the floors in the building has only four units. The building has been very well maintained. The common elements were updated and in 2005. Unlike many of the other condominiums on Gulf Stream Avenue all of the condominium units at Royale St. Andrews face west toward the bay waters. The views include City Island Park, the bay waters, Big Pass, Siesta Key, Bird Key, Lido Key, Marina Jacks, the marina, the Ritz Carlton and the beautiful new Ringling Causeway bridge.

Moorings at Lakewood Ranch

The Mooring at Edgewater are very nice condominiums in Lakewood Ranch located on Lake Uhlien and next door to Main Street. This is a great place to take advantage of all the activities, shopping and restaurants that are located at the heart of Lakewood Ranch. The hospital is located just across the street. The Moorings are a gated community with amenities that include boat docks, fishing pier, club house and community pool.
Maintenance Fees at the Moorings are currently $1,364 per quarter. This fee includes insurance, maintenance of the buildings and common areas and cable television. There is a also a community development (CDD) fee of $516 per year for the bond covering the development and infrastructure of the surrounding community.
A Great Deal at Island Reef on Siesta Key

Today I visited a listing at Island Reef that looks to be an excellent deal. The two bedroom two bath condo is over 1400 square feet and is priced at $339,000. It is an end unit which is always desirable in condos because of the additional windows. This unit has a view of the bay and the pool. Owners at Island Reef enjoy boat docks, tennis, heated pools and private beach. Below are some pictures that I took of the condo unit and grounds.
Island Reef is located on the southern portion of Siesta Key just north of Turtle Beach. There are 173 condos at Island Reef which was built in 1975. Owners are allowed to have 1 medium sized dog.
