Royale St. Andrews Downtown Sarasota Bayfront

The other day, I stopped into an open house at the Royal St. Andrews Building on Gulfstream Avenue in downtown Sarasota. The views for the two bedroom condo, as you can see are extraordinary. There are 58 units in this well designed building. Each of the floors in the building has only four units. The building has been very well maintained. The common elements were updated and in 2005. Unlike many of the other condominiums on Gulf Stream Avenue all of the condominium units at Royale St. Andrews face west toward the bay waters. The views include City Island Park, the bay waters, Big Pass, Siesta Key, Bird Key, Lido Key, Marina Jacks, the marina, the Ritz Carlton and the beautiful new Ringling Causeway bridge.

Moorings at Lakewood Ranch

The Mooring at Edgewater are very nice condominiums in Lakewood Ranch located on Lake Uhlien and next door to Main Street. This is a great place to take advantage of all the activities, shopping and restaurants that are located at the heart of Lakewood Ranch. The hospital is located just across the street. The Moorings are a gated community with amenities that include boat docks, fishing pier, club house and community pool.
Maintenance Fees at the Moorings are currently $1,364 per quarter. This fee includes insurance, maintenance of the buildings and common areas and cable television. There is a also a community development (CDD) fee of $516 per year for the bond covering the development and infrastructure of the surrounding community.

A Great Deal at Island Reef on Siesta Key

Today I visited a listing at Island Reef that looks to be an excellent deal. The two bedroom two bath condo is over 1400 square feet and is priced at $339,000. It is an end unit which is always desirable in condos because of the additional windows. This unit has a view of the bay and the pool. Owners at Island Reef enjoy boat docks, tennis, heated pools and private beach. Below are some pictures that I took of the condo unit and grounds.
Island Reef is located on the southern portion of Siesta Key just north of Turtle Beach. There are 173 condos at Island Reef which was built in 1975. Owners are allowed to have 1 medium sized dog.

Central Park at Lakewood Ranch

Central Park is one of Lakewood Ranches newest neighborhoods. Sales in this family friendly community have been very brisk. Buyers are taking advantage of opportunity to own a brand new home with prices starting at $129,000. I visited Central Park this morning and was amazed at the beautiful model homes. I saw three bedroom homes with dens priced well below $200,000. Central Park is a gated community with amenities that include dog parks, a baseball diamond, community pavilion, tennis courts, a water park and more.
There will be six distinct enclaves within the greater neighborhood of Central Park. Currently homes are available in Forest Park, Piedmont Park and Brickell Park. Most home-sites in each of these communities feature either preserve or lake views.
Forest Park
This neighborhood consists of 52 building lots. The annual association fees in this area are $1,106.20 which covers the cost of management of the neighborhood association and maintenance of common areas including gated entries, parks, lakes, and water for irrigation. There is a one-time Capital Contribution paid at closing to the Home Owners Association in the amount of $793.20.
Piedmont Park
This neighborhood consists of 45 building lots. The annual association fees in this area are $999.42 which covers the cost of management of the neighborhood association and maintenance of common areas including gated entries, parks, lakes, and water for irrigation. There is a one-time Capital Contribution paid at closing to the Home Owners Association in the amount of $686.42.
Brickell Park
Brickell Park is a maintenance free enclave consisting of 52 building lots. The annual association fees in this area are $2499.70 also covers the cost of lawn maintenance in addition to management of the neighborhood association and maintenance of common areas including gated entries, parks, lakes, and water for irrigation. There is a one-time Capital Contribution paid at closing to the Home Owners Association in the amount of $793.20
New homes in Central Park are built by Neil Communities and Bruce Williams Homes. Prices range from $129,990 to $222,990 and in size from 1,040 sq. feet to 2,442 sq. feet. Prices include standard home-sites. Lot premiums for waterfront lots or special preserve views range from $6,000 to $29,825.
