Sarasota’s annual Exotic Car Fest will is this weekend!  The festival is a charity event to benefit the Child Protection Center which serves “at risk” children in Sarasota and DeSoto Counties.  The weekend long event will include a fashion show and display of custom motorcycles and jet aircraft at the Rectrix Aerodrome Center on Friday evening.  On Saturday the general public will enjoy a free car show feature the worlds most exotic cars on St Armand Circle.  The event culminates on Sunday with a road rally and a brunch at the Concession Golf Club.

Locally, our market is in recovery. In March homes sales were at 2005 levels. Inventory dropped to 5,501 properties on the market, with six months of single-family housing inventory and nine months of condo inventory, down from more than two and three years of inventory in early 2009.

Currently there are 55 homes and condominiums available in Stoneybrook Golf & Country Club ranging in price from $162,615 to $499,000.  The dues for the golf and tennis as well as all other country club amenities is $3270 per year.

The slowing market has caught many investors by surprise.  Among those most effected by the slowing market were those investors who purchased investment condominiums in new developments and apartment conversions.  These modestly priced or entry level condominiums have seen large price declines.   These same properties may be some of the best values for entry level end users in the Sarasota market.  Many of these condominium properties are gated and have excellent amenities and on-site services.  Because these properties that were built just before the market slowed, good short sale or foreclosure opportunities can be readily found.  With interest rates still very low, now very well be the best time to buy.  A one percent increase in interest rates will counter any additional decline that may be left in the market.  Increased sales activity would seem to indicate that for the well priced properties, the Sarasota maket has bottomed out.
